3. Living at Villa Ninetta

Climate Control (Eco-Cooling & Heating) Our eco-friendly underfloor system defaults to 21°C. To maintain efficiency, the temperature cannot be set below 18°C. For adjustments, please contact us (an extra fee may apply). Kindly keep windows and doors closed whilst the system is running.

Fires & Smoking For safety, the indoor fireplace is strictly decorative, but you are warmly invited to use the outdoor fire pit. Smoking indoors is strictly prohibited. You may smoke outdoors, but please always use the provided ashtrays to prevent fire risks in the dry countryside.

Plumbing & Septic System We operate on a delicate septic system. Please flush only toilet paper. Use the provided bins for all other items (wipes, cotton pads, sanitary products) to prevent blockages.

Sustainable Bathrooms We provide locally crafted Essentia products in refillable dispensers. Please leave them for future guests; if removed, their retail price will be deducted from your deposit. (We are happy to recommend local boutiques where you can purchase your own!)

Bedrooms & Linens Please use towels thoughtfully and avoid using them as floor mats or for make-up removal. Damaged or missing items will be deducted from the security deposit: Double sheet (€8.90) | Single sheet (€7.80) | Pillowcase (€2.20) | Hand/Face towel (€3.00) | Guest towel (€2.20) | Bath towel (€6.50) | Bath mat (€4.50) | Pool towel (€22.00).

Laundry Room Complimentary capsules are provided; please purchase your preferred eco-friendly brand locally for additional washes. We encourage using the outdoor airer to line-dry under the sun. If using the tumble dryer, please empty the water reservoir and clean the lint/fibre filter after every use.

4. Security & Privacy

Keys & Restricted Areas You will receive two sets of keys, a gate remote, an alarm key, and a unique code for the Trullo’s domotic door. Please ensure gates and doors are locked when leaving or sleeping. For your safety, access to the upper terrace is strictly prohibited.

Video Surveillance To protect the property and ensure safety, The images collected by the video surveillance system are processed solely for the purpose of protecting the integrity of the property and the assets contained therein, and to prevent and document any acts of vandalism, theft, or damage. The cameras record exclusively outdoor areas, including the swimming pool, and do not frame any indoor environments. The processing is based on the legitimate interest of the owner in protecting their property and the safety of the people present at the facility (Art. 6, par. 1, lett. f) GDPR). Images are recorded and stored locally on devices within the villa. There is no real-time remote access by the owners. Access is permitted only in the event of specific occurrences and only to authorized individuals. Data is processed in compliance with Regulation (EU) 2016/679, with limited retention periods and automatic deletion within the terms provided by law. Images are not disclosed to third parties except for legal obligations or for protection in judicial proceedings. Furthermore, a second-level privacy notice, compliant with Art. 13 of the GDPR, will be made available.

5. The Kitchen & Culinary Experiences

Zero-Waste Drinking Water A reverse osmosis purifier in the laundry room provides safe, delicious drinking water, eliminating the need for plastic bottles. Kitchen tap water is safe for washing/cooking, but we recommend the purifier for drinking.

Kitchen Surfaces & Island Care To protect our worktops, never cut food directly on them or put down hot pans. Please use the provided wooden chopping boards for prep and the metal rack for cooling hot pots.

Coffee Experiences Choose from the Nespresso machine, Rocket Espresso Appartamento, Hario V60, Hario Syphon, or cold brewer. Coffee brewing books and our tutorials are available to guide you.

Dishwasher Tablets and salt are under the sink. Please run it fully loaded to save water! Our maid will clean the filter during her visits.

Private Chef Services Elevate your stay with our local private chef, Roberta. Contact us for menus and availability.

6. Outdoor Living & Pool

Our eco-friendly saltwater pool is maintained mid-week. For your safety and comfort, please observe the following:

  • Hygiene: Shower before swimming and ensure sun creams are fully absorbed to protect the pool’s delicate filtration system.
  • Sunbeds: You must cover sunbeds with the provided pool towels at all times to prevent oil stains.
  • Safety: No diving, running, or glassware around the pool. Inflatables/lilos are not permitted, as the waterfall edge poses a safety risk.
  • Supervision: Children and teenagers must remain supervised at all times.
  • Parasols: Please close parasols and lay them safely on the ground when not in active use or when leaving the villa to prevent wind damage.

7. Events & Gatherings

Intimate gatherings are welcome, but all external guests must be pre-approved for insurance and waste management purposes. Only registered guests may stay overnight.

  • Small events (lunches/dinners): 72 hours’ notice required.
  • Larger parties: 14 days’ notice required (may incur an additional event fee).

8. Waste Management (Raccolta Differenziata)

Please help us protect Puglia’s landscapes by using the recycling bins located outside the laundry room:

  • Organic (Umido): Food scraps.
  • Plastic & Metal (Plastica/Metallo): Clean bottles, tins, cans, wrappers.
  • Paper & Cardboard (Carta): Dry paper, flattened boxes.
  • Glass (Vetro): Bottles and jars.
  • General (Indifferenziata): Non-recyclables (dust, dirty napkins).

9. Check-Out Procedures

Check-out is strictly at 10:00 AM. To assist our cleaning team, we kindly ask that you:

  • Take all final rubbish to the external bins.
  • Start the dishwasher with any dirty dishes.
  • Turn off all lights and AC units.
  • Lock the doors and leave the keys on the kitchen island.
